By virtue of a certified copy of a decree to me directed from the Clerk of Circuit Court of Martin County, Indiana, in Cause No. 51C01-2009-MF-00171 wherein Old National Bank was Plaintiff, and The Unknown Heirs at Law of Noreen Trambaugh, Deceased,  Bryant S. Trambaugh and Steve Trambaugh, were Defendants, requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder, on the 22nd day of June, 2021, at the hour of 2:00 PM or as soon thereafter as is possible, at Courthouse Drive, 318 Capital Avenue, Shoals, IN 47581-0180, the fee simple of the whole body of Real Estate in Martin County, Indiana.

A strip of even width off of the South end of the West half of the Southeast quarter of the Northwest quarter of Section Ten (10), Township Three (3) North, Range Four (4) West, containing 15 acres, more or less. EXCEPT THEREFROM: A portion of the West half of Section Ten (10), Township Three (3) North, Range Four (4) West in Center Township, Martin County, Indiana, and more particularly described as follows: Commencing at the Southwest corner of the Southeast Quarter of the Northwest Quarter of said Section 10; thence North a distance of 309.12 feet; thence South 78 degrees 05 minutes 57 seconds East of 668.06 feet; thence South a distance of 529.18 feet to the centerline of Dover Hill Road; thence North 71 degrees 49 minutes 45 seconds West along said centerline a distance of 577.73 feet; thence along said centerline North 79 degrees 54 minutes 06 seconds West a distance of 106.43 feet; thence leaving said centerline North a distance of 159.0 feet to the point of beginning. Said tract contains 7.385 acres. Also an easement 20 feet in width through said property for the purpose of ingress and egress more specifically described as follows: Commencing at the Southeast corner of said property; thence North 71 degrees 49 minutes 45 seconds West a distance of 254.83 feet to the point of beginning; thence North 16 degrees 57 minutes 15 seconds East a distance of 119.63 feet; thence North 21 degrees 26 minutes 45 seconds West distance of 195.76 feet; thence North 03 degrees 41 minutes 15 seconds East a distance of 133.60 feet; thence North 49 degrees 49 minutes 15 seconds East a distance of 90.30 feet to the North line of said property.
