By virtue of a certified copy of a decree to me, directed from the Clerk of Circuit Court of Martin County, Indiana, in Cause No. 51C01-2001-MF-00023, wherein MidFirst Bank was Plaintiff, and Larry Payne a/k/a Larry L. Payne, et al., were the Defendants, requiring me to make the sum as provided for in said Decree, with interest and costs, I will expose at public sale to the highest bidder on the 22nd day of June, 2021, at the hour of 2:00 p.m. of said day at the Martin County Jail, 318 Capital Ave., Shoals, IN 47581, the fee simple of the whole body of Real Estate in Martin County, Indiana:

A part of the Northeast Quarter of the Northeast Quarter of Section 23, Township 3 North, Range 4 West, Martin County, Indiana, and described as follows:

Beginning at a nail in the top of a cross-tie fence post which is 254.0 feet North and 389.4 feet East of the Southwest corner of said quarter section; thence North 1 degree 00 minutes West 307.39 feet (passing a P.K. nail in the center of Peeks Road at 162.7 feet) to an iron pipe on the Southerly right of way of U.S. Highway 50; thence along said right of way South 64 degrees 27 minutes 40 seconds East 74.18 feet to an iron pipe which is 150 feet right of Station 1138+50 on said U. S. Highway 50 plans; thence with said right of way and along a curve to the right having a radius of 566.2 for a distance of 197.64 feet, the chord of which bears South 53 degrees 40 minutes East 198.64 feet to a concrete right of way marker which is 150 feet right of Station 1141+00 on said highway plans; thence with said right of way South 64 degrees 35 minutes 50 seconds East 85.93 feet to an iron pipe which is 110 feet right of Station 1143+03.7 on said highway plans; thence with said right of way and along a curve to the left having a radius of 826.2 feet for a distance of 17.41 feet, the chord of which bears South 50 degrees 25 minutes West 26.0 feet to a P.K. nail in the center of Peeks Road; thence South 89 degrees 00 minutes West 362.00 feet to the beginning. Containing 1.608 acres, more or less.

Together with rents, issues, income and profits thereof, said sale will be made without relief from valuation or appraisement laws.
